Commercial Metal Roofing in Kalispell

Sisu Roofing installs and repairs commercial metal roofing in Kalispell and across the Flathead Valley: the shops, warehouses, ag buildings, and light commercial spaces that keep this valley working. Metal is the default roof for these buildings for good reason, and getting it detailed right is the difference between a roof you forget about and one that leaks at every screw line in ten years. Every commercial estimate starts with a drone flight, so you get an aerial condition report before you commit to anything.

Metal systems for working buildings

Commercial metal is not one product. Exposed-fastener panel over purlins is the economical standard for post-frame shops and ag buildings. Structural standing seam suits buildings where the roof is the weather line for inventory, equipment, or tenants and fastener gaskets are an unacceptable risk. Insulated panel assemblies serve conditioned spaces. We install and repair across that range, and we spec the system to how the building earns its keep: a hay shed and a climate-controlled warehouse should not get the same roof, and with us they will not.

Retrofitting over an existing metal roof

Many Flathead commercial buildings have an aging screw-down roof with backed-out fasteners and weathered gaskets. Full tear-off is one answer, but a retrofit is often smarter: new panels installed over the existing roof on a sub-purlin framework, keeping the building dry and in use the whole time. It avoids exposing the interior during the work, adds an insulation opportunity in the cavity, and typically costs less than tear-off and rebuild. The drone survey plus a fastener-line inspection tells us whether your roof is a retrofit candidate or genuinely needs to come off.

Working around your operation

A commercial roof job that shuts down the business underneath it costs more than the invoice says. We stage material drops and crane time around your delivery hours, keep egress and loading doors clear, and sequence work so any interior exposure is short and planned. On occupied buildings we coordinate with tenants directly when you want us to. The goal is that your customers along Hwy 2 or Hwy 93 never notice the roof was replaced, except that the building looks better.

Snow load, condensation, and the valley's demands

Commercial metal in the Flathead has two enemies: snow and condensation. Long panel runs shed big snow loads, so retention and gutter design matter even more than on homes, and drift zones behind parapets or against taller walls need honest structural attention. Condensation is the quieter killer: an uninsulated metal roof over a heated shop rains on the inside in winter. We address vapor and ventilation as part of the roof design, because a dry building is the actual product you are buying.

What homeowners say about Sisu commercial metal roofing

Kalispell and Flathead Valley homeowners, in their own words.

Ben and his team provided excellent communication and service. They were in and out and a couple of days tearing off and replacing a steep roof. We will use them again for future roofing needs on our homes.

Commercial Metal Roofing: questions we actually get

How long does a commercial metal roof last?

Panel systems vary, but metal generally outlasts membrane and shingle alternatives when the details are right. The failure points are fastener gaskets, flashings, and penetrations rather than the panels themselves. Periodic inspection and fastener maintenance extends life significantly, which is why we offer scheduled inspections on the roofs we install.

Can you put a new metal roof over an old one?

Often, yes. A retrofit installs new panels over the existing roof on a sub-frame, keeping the building dry and operating during the work and avoiding tear-off cost. It requires a structurally sound deck and frame underneath, which our drone survey and inspection confirm before we propose it.

Why is my metal building roof leaking at the screws?

Gasketed fasteners are the wear item on screw-down roofs. Thermal cycling backs screws out and sunlight ages the gaskets, so water follows the screw shank in. Depending on age, the fix ranges from re-securing with oversized fasteners to a coating system or retrofit. An inspection tells you which stage your roof is at.

Will roof work shut down my business?

It should not, with planning. Most commercial metal work happens outside the building envelope, and we sequence any deck openings so exposure is brief and scheduled with you. We stage deliveries and equipment around your operating hours and keep entries and loading areas clear throughout the project.
