Standing seam vs. exposed fastener

Residential metal comes in two main families and the difference matters. Standing seam panels lock together at raised ribs and fasten with hidden clips, so no screw heads face the weather and the panels can expand and contract through our temperature swings without working holes loose. Exposed-fastener panels screw down through the face with gasketed screws: cheaper and faster to install, and a solid choice for shops, garages, and cabins, but those gaskets are a maintenance item over the decades. For a primary home you plan to keep, standing seam is usually the answer we recommend. For outbuildings, exposed fastener often wins on value.

What metal does well in snow country

The Flathead is close to a best case for metal roofing. Snow releases from a smooth steel surface instead of piling into the loads that stress shingle roofs and feed ice dams. The panel surface is unbothered by the freeze-thaw cycling that ages asphalt. Valley winds that lift and crease shingles find nothing to grab on a locked seam. And when summer hail comes through, steel takes cosmetic dings where asphalt takes functional damage. Is a metal roof worth it in Montana?

For many Flathead homes, yes. Metal sheds snow, resists wind and freeze-thaw damage, and lasts a long time with little upkeep. The tradeoff is a higher upfront cost than shingles. It pays off best on homes you plan to keep and on steep, snow-loaded, or wind-exposed sites.

What is the difference between standing seam and screw-down metal roofing?

Screw-down (exposed fastener) panels attach through the face with gasketed screws, cost less, and suit shops and garages, but the gaskets become a maintenance point over time.

Do metal roofs cause problems with snow sliding off?

They can if snow retention is skipped. Metal releases snow in slides that can damage gutters, landscaping, or anything below. We design snow bars or cleats over entries, walkways, and driveways so snow releases gradually. Done right, controlled shedding is one of metal's biggest advantages in this valley.

Are metal roofs loud when it rains?

Not on a house. That reputation comes from open-framed barns where panels sit on bare purlins. A residential metal roof installs over solid decking and underlayment, with insulation and drywall below, and the sound difference from a shingle roof in the living space is minor.

Can you put a metal roof over shingles?

Codes sometimes allow it over a single flat layer, and we evaluate it case by case. The risk is sealing unknown deck problems under a long-lived roof. If the drone survey and attic check show a sound deck, an overlay with furring can make sense. Otherwise we recommend tearing off first.
